A personalised guide
for every booking.
Your guests arrive knowing everything, and your attention is kept for when it is truly needed — the best service, without living on the phone. Every booking gets its own guide, which tells the stay moment by moment: from the journey to the door, from the places you recommend to check-out. Whatever is left to ask, the concierge answers — in four languages, day and night.
— 01
Write it once,
explain it forever.
The entrance, the wi-fi, the house rules. Every stay gets its own link, in four languages.
— 02
No one is left
without an answer.
The midnight question is answered by the concierge, with what you wrote. You stay asleep.
— 03
Only what
is for you.
A fault, a complaint: the alert reaches your phone. The rest sorts itself out without stealing your time.

— the guest guide
The stay, told moment by moment.
The guide knows which day the guest is on and puts what matters now up front: the journey, the door, the beach, the departure. Nothing is hidden — the rest is always one tap away, and what you wrote is what they read.
— before they arrive

They arrive prepared.
- What to sort out before leaving, in a list they tick as they go.
- How to get there — by car, by train, by ferry — with times and costs.
- Planning with ciceroni, from the places you recommend.
— arrival day

Nobody is stuck at the door.
- Getting in step by step, with your photos.
- The codes and the wi-fi at the right time.
- “We've arrived”, confirmed twice — and you know.
— during the stay

At home.
- The essentials of the house always up front.
- What's nearby, in lists by category, with each place's contact.
- Requests to the house — a cot, towels, a later check-out — without the back-and-forth.
— departure day

They leave with no doubts.
- Your list before closing the door, which the guest ticks off.
- “We've left” tells you and your cleaning team.
- The codes and the wi-fi close straight after.
— afterwards
And they come back.
- A thank-you, and the question “how was it?”.
- The invitation to leave a review.
- For those who loved it, an offer to return.
— always at hand
The house, the area and SOS, at any moment.
Three taps at the bottom of the screen, from the first day to the last.

The house
Wi-fi with a code to point the camera at, how to get in, rules, appliances, rubbish, check-out — everything you wrote, in order.

The area
Your places by category — your favourites first, eat and drink, beaches, nature, heritage, markets, a day out — with the covers you choose and the minutes on foot and by car from the house, worked out by Google Maps. The guide never picks dinner for anyone: the guest calls, sends a WhatsApp, emails or opens the place's website, directly.

SOS
112 and the SNS 24 health line first, then the local emergency contacts, the pharmacy, the health centre and the vet you list, and what to do in the house, in your own words.
At every moment: who's welcoming them — your photo, your words, how to reach you. In Portuguese, English, French and Spanish.

— 01 · the guide for the stay
They arrive knowing everything.
Without calling you.
Write once what you always end up explaining — or start from your listing, or from the house manual you already have. Every stay gets its own link, with the name of whoever is arriving, the dates, the unit and the guest's language. The guide goes out by itself, by email and WhatsApp, when you choose: a few days before arrival (7 by default), as soon as you create the stay, or only when you send it. The voice is yours.
— who is arriving
They feel expected before they arrive.
The guide opens with their name, the photos of the house and a greeting that follows the stay — from the days to go to the morning they leave. “Who's welcoming you” — you, in your own words — is there at every moment. In the guest's language — and nobody reads somebody else's guide.
— how the stay begins
Stop creating bookings by hand.
Paste your house's link into the Airbnb or Booking automatic message. The guest registers, says who is coming and lands straight in the guide; you get an email and simply confirm. Rather create each stay yourself? You can — you choose house by house.
— the codes, at the right hour
Nobody is stuck at the door at 11 pm.
Gate, building, door, key safe: every code in the order of the way in, one tap to copy and large enough to read at the keypad. They appear 24 hours before check-in and, if the house asks for the guest list, once it is filled in; until then they show blurred. The wi-fi is there from day one. The way to the door follows step by step, with your photos.

— a note for this stay only
A word just for them.
The cot already made up, the parking bay, whatever was agreed. Write a note for this guest and nobody else: it sits at the top of the guide, and the concierge takes it into account.
— your recommendations
The places only you know.
The beach only the locals use, the bakery that opens early — in lists by category, each place with a note from you and a line on what not to miss. The guide books no tables and picks no dinner for anyone: the guest calls, sends a WhatsApp or opens the place's website, directly, and takes your house home in their memory.
— what the law asks for
Publish with the law in order.
Registration number, capacity, noise rules, complaints book, rubbish collection and recycling point, emergency numbers (112): before you publish, a list shows what is still missing — and you publish with an easy mind.
— 02 · the concierge
You sleep.
The concierge answers.
The guest cannot find the gate code, wants somewhere to eat, asks about check-out. The concierge answers with what you wrote, in the language of whoever asks. And when it does not know, it calls you.
— your channels
Your number stays yours.
The guest writes on WhatsApp or in the guide itself. Nothing to install, no account to create — and your own number reaches them only if you choose to share it.
— your voice
It answers the way you would.
It says what you wrote, in the tone you chose. It does not invent: when it does not know, it hands the conversation to you — and the guest feels the house.
— the guest's languages
No more translating in a hurry.
Portuguese, English, French or Spanish: the answer goes back in the language of whoever asks. The guide too: write in Portuguese and, with one tap, the AI translates it into English, French and Spanish. In a house with several units, each guest gets the codes and wi-fi of their own — and nobody feels like a foreigner.

You do not change your number or your app. ciceroni adds a concierge number that handles the day to day — the wi-fi, the check-out time, where to have dinner — in Portuguese, English, French or Spanish.
When someone really does need you, the message reaches your WhatsApp, and you answer from there. Or in the dashboard, under Conversations. Either way, the reply goes to the right guest.

one clear answer.
Arriving early, leaving later, a cot, beach towels. Today it is sorted out over messages, if the guest remembers to ask. In the guide, every request has a single answer — the one you chose for your house — and nobody is left waiting to find out.
For each request, you decide: “Ask me”, “We have it, on request” — with or without a cost —, “ciceroni decides” or “Not possible”. With “Not possible”, the request does not even appear in the guide. When there is a cost, the guest pays you directly and ciceroni takes no commission. A catalogue of extras with online payment is coming soon.

Know who has
arrived, without calling.
In “Hoje” (Today) you see the day's arrivals and departures, and every stay shows where it stands: arriving (with the time the guest says they will arrive), at home, left. When the guest taps “We've arrived” or “We've left” — and confirms — you get an email. On departure, your cleaning team is told too that the house is free.
In “O que os hóspedes procuram” (What guests look for), you see what they read and what they ask the concierge: if everyone asks about parking, the guide is hiding the answer.

— writing the guide
Start from the manual you already have.
Upload the PDF, the Word document or photos of the house manual. The AI prepares a draft; you review it, correct it and give it your voice.
Guests register themselves.
On the house's fixed link they give the dates and who is coming, person by person. The guest list reaches you organised, and you just confirm.
The guide in one place.
Edit by theme, with a phone alongside showing what the guest sees at each moment, and a list of what is still missing.
The usual questions, answered once.
Under “Perguntas frequentes” (FAQ), answer the typical questions, with photos if they help. The concierge uses those answers and sends the photos with them; the ones you choose also appear in the guide, under “Good to know”.

— common questions
What hosts ask before they start.
What does it cost?→
During the launch, nothing. The guide, the QR code and the concierge — in the guide and on WhatsApp — at no cost at all. Before there are prices, we give 30 days' notice.
Is the guide the same for every guest?→
No — every guest gets their own, and it shows at arrival. Each stay has its own link, with the name of whoever is arriving, the dates, the unit and the chosen language, plus a note from you if you like. The codes appear 24 hours before check-in and, if the house asks for the guest list, once it is filled in; until then they show blurred. The wi-fi is there from the start. When the guest confirms they have left, codes and wi-fi close straight away; a day after check-out, the concierge closes.
Can I reuse the house manual I already have?→
Yes. Upload the PDF, the Word document or photos of the pages — or paste the link to your Booking listing or your own website, or the text of your Airbnb listing — and the AI prepares a draft of the guide. Nothing is published without you: you review it, correct it and add what only you know.
What does it cost to sell extras?→
Nothing, and there is no commission. Today, the guest makes requests to the house in the guide — a cot, towels, a later check-out —, with or without the cost you set, and pays you directly. A catalogue of extras with online payment in the guide is coming soon.
Do I need a card to start?→
No. Create the account, fill in the guide and publish — with no card and no lock-in.
What languages does it speak?→
Portuguese, English, French and Spanish, in the guide and in the concierge. The guest asks in theirs, and the answer goes back in the same one. Write the guide in Portuguese: with one tap, the AI translates it into English, French and Spanish, and every guest reads it in their own language.
Does the guest get my mobile number?→
Only if you choose to give it. The guest talks to the concierge number; yours appears in the guide only if you choose to share it.
Do I have to change my number or my app?→
No. You carry on with your WhatsApp and your own number. ciceroni talks to guests from a concierge number of its own, and only writes to you when something needs you.
Do guests have to install anything?→
No. The guide opens in the browser on their phone, and the concierge replies in the guest's ordinary WhatsApp.
Does the concierge make answers up?→
No. It answers only with what you told it; when it does not know, it calls you and pauses while you talk to the guest.
Can I stop using it?→
Whenever you like. There is no subscription and no lock-in holding anyone.
