What is ciceroni, and what is it not?

It is your house's guest guide, with a concierge that answers for you — and nothing more than that. For every stay, the guest receives a link of their own, with the name of whoever is arriving, the dates, the unit and the language they chose. They can talk to the concierge in the guide or over WhatsApp, in Portuguese, English, French and Spanish, at any hour. The concierge answers only with what you wrote.

It is not a PMS and it is not a channel manager. It takes no commission on bookings and it does not push extras on anyone.

How does it work?

You write the guide once and every stay gets its own link. Create the house, fill in the essentials — wi-fi, access codes, check-in and check-out, rules, recommendations — and publish. For each stay, the guide goes out to the guest by itself, by email and WhatsApp, when you choose: a few days before arrival (7 by default), as soon as you create the stay, or only when you send it. Each stay's link and QR code stay at hand, if you want to share them another way. If you prefer, the guest registers through the house's fixed link, and you only confirm.

Is the guide the same for every guest?

No — every guest gets their own, and it shows at arrival. The link opens with the name of whoever is arriving, the dates of the stay and the unit assigned, with that unit's codes and wi-fi. The codes appear 24 hours before check-in and, if the house asks for the guest list, once it is filled in; until then they show blurred. The wi-fi is there from the start. It opens in the guest's language, keeps a concierge conversation for that stay alone and can carry a note from you. When the guest confirms they have left, codes and wi-fi close straight away; a day after check-out, they stop appearing in any case and the concierge closes.

How is the guide organised?

By the moments of the stay. Before arrival, it shows first what to sort out before leaving, how to get there and what to plan; on arrival day, the way to the door, step by step and with your photos; during the stay, the essentials of the house, what's nearby and requests to the house; on departure day, your list before closing the door; afterwards, the request for feedback. Nothing is hidden: “The house”, “The area” and SOS are always one tap away, and “Who's welcoming you” appears at every moment.

Does the guide recommend a restaurant for each night?

No. Your places appear in lists by category — your favourites first, eat and drink, beaches, nature, heritage, activities, shows, markets, essentials and, on their own, for a day out — each with your note and, if you have them, the place's own contacts (call, WhatsApp, email, website). The guest chooses and talks to the place directly; the guide books no tables and promises no opening hours.

What happens when the guest taps “We've arrived” or “We've left”?

Nothing, until they confirm: the button asks for a second tap, so nothing goes out by mistake. Once confirmed, you get an email and the stay changes state in your dashboard (at home, left). On departure, the house's cleaning team also gets an email saying the house is free, and the codes and wi-fi close.

Can I reuse the house manual I already have?

Yes. Upload the PDF, the Word document or photos of the pages — or paste the link to your Booking listing or your own website, or the text of your Airbnb listing — and the AI prepares a draft of the guide. Nothing is published without you: you review it, correct it and add what only you know.

Can guests register themselves?

They can, if you allow it — and you stop creating bookings by hand. For each house you choose how stays begin: you create each one (the default), the guest registers through the house's fixed link, or both. You paste that link once into the Airbnb or Booking automatic message. Whoever registers gives the dates and who is coming, person by person, and lands straight in the guide; you get an email and confirm. If the registration comes in less than 48 hours before arrival, the access codes wait for your confirmation.

The house has a gate, a building door and a flat door. Can it hold several codes?

All of them — and nobody stands at the door wondering which one to use. Condo gate, building entrance, garage, lift, front door, key safe: you write them in the order the guest uses them, each with a short note. In the guide they show as a numbered route; one tap copies each code, and full screen lets the guest read them one at a time at the keypad. They appear 24 hours before check-in and, if the house asks for the guest list, once it is filled in (you can waive it for a stay); until then, the codes show blurred, and a code written into the instructions shows as «••••». In a house with several units, each adds its own codes to the house's, and the concierge answers with the codes of the guest's unit — never another unit's.

What does it cost?

Nothing, during the launch. The guide, the QR code and the concierge (in the guide and on WhatsApp) at no cost. We will give you 30 days' notice before we introduce prices.

What does it cost to sell extras?

Nothing — and the money is all yours. Today, the guest makes requests to the house in the guide — a cot, towels, early arrival, late check-out, a transfer… —, with or without the cost you set, and pays you directly; ciceroni takes no commission. A catalogue of extras with online payment in the guide is coming soon.

What if the concierge cannot answer a question?

It calls you, instead of making something up. When the answer is not in the guide, or the guest asks to speak to you, an alert reaches you on WhatsApp. You reply to the guest right there or in the dashboard, under Conversas (Conversations) — and the concierge pauses in that conversation for 24 hours.

Do I have to change my number or my app?

No — you keep your WhatsApp and your own number. ciceroni talks to guests from a concierge number of its own, and only writes to you when something needs you.

Do guests have to install anything?

No — they open the link and that is it. The guide opens in the browser on their phone, and the concierge replies in the guest's ordinary WhatsApp.

What languages does the concierge speak?

Portuguese, English, French and Spanish — it answers in the language of whoever asks. The guide too: write it in Portuguese and, with one tap under “Línguas” (Languages), the AI translates it into English, French and Spanish.

Where is guest data kept?

The database is in the European Union; some providers (AI, WhatsApp, e-mail) are in the US, under the safeguards the GDPR requires. Guest data is processed on your behalf and used only to serve the stay and answer the guest. For access or deletion requests, write to dpo@ciceroni.app.

Can I cancel?

Whenever you like — no subscription, no lock-in, and during the launch there is nothing to pay. To delete your account, go to Definições (Settings) → Apagar a conta (Delete account) in your dashboard.
